Terms and Conditions for Rental of Villa Sirenia.

These terms and conditions constitute an agreement between the owners of Villa Sirenia (The Owners) and the person making this booking (Lead Guest) and those people (Guests) who are identified on the Occupancy Form. A copy of the Occupancy form will be provided for completion at the time of booking. Only those people identified on the Occupancy Form have permission to stay in the villa and only for the period defined by the Arrival Date and Departure Date identified on the Occupancy Form. By making a booking, the Lead Guest signifies acceptance of these terms and conditions and that he/she is authorised to accept these terms and conditions on behalf of all Guests. The Lead Guest must be at least 21 years old.

Rental Cost shall be taken to mean the agreed cost of rental only, i.e. excluding money paid for pool or spa heating or any security deposit.

A Booking Deposit is payable at the time of booking. This is 20% of the Rental Cost and is non-returnable.

The balance of the Rental Cost is payable 8 weeks before the start of your vacation.

In the event of Guests cancelling a booking, The Owners will make refunds as follows.

If The Owners are first informed at least 8 weeks before the vacation start date, The Owners will retain the Booking Deposit, but will refund any other monies received in connection with the booking.

If The Owners are first informed between 8 and 6 weeks from the vacation start date, 60% of the Rental Cost will be refunded.

If The Owners are first informed between 6 and 4 weeks from the vacation start date, 40% of the Rental Cost will be refunded.

If The Owners are first informed between 4 and 2 weeks from the vacation start date, 20% of the Rental Cost will be refunded.

If The Owners are first informed less than 2 weeks from the vacation start date, none of the Rental Cost will be refunded.

In the event of cancellation at any time before the vacation start date, all payments received for pool or spa heating or a security deposit will be fully refunded.

In the event that The Owners are able to rent-out the villa to another party for the entire period covered by the original booking, then 80% of the Rental Cost will be refunded, regardless of the above schedule.

In any event, the total amount refunded shall not exceed the value of payments received in relation to the booking.

The Owners recommend that you take-out insurance to cover the possible cost of cancellation due to unforseen circumstances.

A security deposit of $300 or £200 is payable with the final balance. This is normally refunded in full shortly after your vacation. In the event that Extraordinary Measures are required, as a result of your occupancy, in order to make the villa ready for our next Guests, then the cost of such Extraordinary Measures will be deducted from your security deposit. If this cost exceeds the value of the deposit, you agree to pay the outstanding difference.

Extraordinary Measures include:
- Repair of damage to the villa or any property of the Owners within or associated with the villa.
- Replacement of any property of the Owners within or associated with the villa that was lost or damaged beyond the scope of reasonable repair.
- Necessary cleaning over and above that which our cleaners can achieve with the 9 man-hours that are allocated.
- Cleaning necessitated by the Guests' failure to follow departure instructions.
- Cleaning of the barbeque grill.

Due to uncertainty in the price of fuel, we reserve the right to increase our pool and spa heating prices in line with costs for any vacations booked more than 6 months ahead. We will only increase our prices in line with increases in the cost to us and, in any case, by no more than 30%. If it is necessary to increase our heating prices under the terms of this clause, we will provide (upon request) documentary evidence of the increase in cost to us. If any such increase is considered by the Lead Guest to be unacceptable, then the booking may be cancelled without penalty to either party, providing that this option is taken no less than 8 weeks before the Arrival Date. In all cases, pool and spa heating prices will be fixed once final payment has been received.

Check-in time is 4pm and check-out time is 11am (this allows time for cleaning).

Smoking inside the villa is not allowed. Pets are not allowed.

To ensure your comfort and safety and correct operation of all utilities, The Owners ask that you read the instructions / safety sheet on arrival.

The Owners are not liable for any personal injury, death, loss or damage sustained by any Guest while staying in the villa or using the pool and surrounding area.

Children must be supervised by an adult at all times while using the pool and surrounding area. Guests must comply with all notices relating to use of the pool and surrounding area. Alarms are fitted to all points of access between the villa and the pool area (Safety Alarms). Guests must not tamper with these Safety Alarms.

The Owners are not liable for any loss or delay caused by strikes, riots, political unrest, war or threat of war, hostilities, terrorist activity, industrial disputes, fire, flood, weather conditions, transport problems, aircraft grounding, closure of airports or ports, or any other event beyond our control.

Any problems with the villa will be resolved by our property management company. They provide 24-hour emergency cover, but please do not contact them outside of normal office hours unless there is a real emergency, as there may be a charge for call-outs.

Please treat the villa and the neighbourhood with respect at all times.
